Leaks can be caused by a number of different things, which is part of the reason they’re so common, but the two most likely causes of leaks are joint damage and flashing damage.
- Joints are any part of your roof where a break in the roofing occurs, like between two sloped sections of roofing, or where a chimney meets the roof. These parts of your roofing are highly susceptible to damage, but they aren’t extremely difficult to fix if you catch the problem quickly enough.
- “Flashing” is a term that refers to any number of different waterproofing materials. Flashing is used wherever something sticks up through the roof, like a chimney, pipes, or vent stacks to protect against leaks in these areas. However, over the years, parts of your roof that have flashing can become weak spots where rain is able to get underneath your shingles. If the problem is caught early enough, this area can easily be resealed, but extensive repairs may be required if it’s left untreated for any period of time.
